Savia is a union that regenerates

and a design that respects and restores

This is Savia

Savia's design began to take shape eight years ago, guided by renowned urban planner Peter Calthorpe, a global leader in sustainable communities. Since then, the project has evolved alongside its developer, Portafolio Inmobiliario, embracing key principles of urban sustainability – bike lanes, green spaces, efficient mobility, and active community engagement.

One tangible example of this evolution is a 3,500 m² section of Savia North, originally planned as a paved plaza, now reimagined as a landscaped park featuring native species. Savia is pursuing LEED Master Site certification, underscoring our commitment to responsible, future-focused development.

Savia is an urban model that coexists with nature – caring for it, integrating it, and celebrating it.

City of Life

Savia is an urban model that coexists with nature, cares for it, integrates it, and celebrates it.

City of Life

At Savia, we understand that truly sustainable urban development must begin by respecting the life that already inhabits the territory. That's why, before building, we start by learning.

Together with a team of biodiversity specialists, we conducted surveys during the dry and rainy seasons of 2024 to establish a biodiversity baseline. This information is vital for making responsible decisions, mitigating impacts, and measuring how the ecosystem evolves over time.

Through the use of bioindicators—birds, reptiles, amphibians, and aquatic macroinvertebrates—we assess the environmental health of the area.

Key findings:

125 bird species recorded, including five that are vulnerable or endangered such as the Costa Rican Finch, Peregrine Falcon, and Wood Duck.
7 amphibian and 8 reptile species, mostly found near water bodies.
66 plant species, some with special conservation status.

Actions to regenerate and protect

Our response: Based on these findings, we have defined and are implementing a series of regenerative and protective actions within the project design:

Restoring riparian buffer zones to improve water quality and protect aquatic life.

Designing and integrating wildlife crossings throughout the site.

Creating artificial ponds to serve as habitats for amphibians and waterfowl.

Enhancing plant diversity with native and endemic species.

Connecting with the Cubujuquí Interurban Biological Corridor (CBI) to strengthen ecological connectivity.

Within the Savia property, iconic fig trees flourish – vital to local biodiversity. These trees act as “islands of life,” sustaining birds, mammals, reptiles, and insects alike, and play a central role in our reforestation strategy.

Savia is a natural evolution of this land.

More information

Sustainability, like air, is the principle that guides and informs every decision.

Respect for the environment is at our core – where development is measured by presence, connection, and balance.

Commitment to the Community

At Savia, we carried out a Social Progress Index (SPI) assessment in the Barreal community to identify key needs through a collaborative, participatory approach. The results have informed our first set of initiatives, including targeted improvements to public infrastructure, such as upgrades to the community's main park and local school.

Currently, our work is focused around three fundamental pillars:

1. Economic Development

We aim to foster long-term economic opportunity by expanding local productive capacity and supporting entrepreneurship within the community.

2. Public Space and Mobility

Through a comprehensive mobility assessment, we've gained insight into the access and connectivity challenges in Barreal. This pillar focuses on enhancing urban space through safer, more inclusive, and efficient mobility solutions.

3. Environment

This pillar is rooted in direct interventions in Savia's surrounding natural areas. Our goal is for the project's positive impact to extend outward – radiating from its core into the neighboring community. These efforts are being implemented under an active agreement with the Municipality of Heredia, reinforcing our institutional commitment to act based on the true, identified needs of the community, through active listening and joint action.
